Um, in regards to the comment about Nigerian scams, I really hope that was a bad attempt at a bad joke. This is a legal question based on legal research I’m doing. Thanks for that HUGELY insightful response though.

My father had a living trust. He failed to transfer the house deed to his trust. Can we avoid probate?
